Stronger Foundations for a Safer Tomorrow

Structural
Foundation Repair
Vancouver

Large cracks, foundation movement, bowing walls or significant deterioration can be signs that a foundation problem may be more than cosmetic.

Vancouver Underground Drainage Experts investigates structural foundation concerns in Vancouver and Greater Vancouver for residential, strata and commercial properties.

We start by looking at the foundation, the visible damage and the conditions around the building. Because water, soil and drainage can contribute to foundation problems, we also look beyond the crack or damaged area when those conditions may be relevant.

When a foundation problem requires structural engineering, we identify that need before the structural repair proceeds.

We don’t guess at structural foundation problems.
We investigate the cause and determine the appropriate next step.

When Could Foundation Damage Be Structural?

Not every foundation crack is a structural problem. Concrete can crack for many reasons, and some foundation damage may require a relatively localized repair. Other conditions can indicate movement or deterioration that deserves a more detailed structural assessment.

Warning signs can include:

Large or Changing
Foundation Cracks

Cracks that are significant, continue to widen or appear to be associated with movement should be properly investigated.

Bowing or Leaning
Foundation Walls

A foundation wall that appears to be moving inward, leaning or changing shape can indicate forces acting on the wall that need to be evaluated.

Foundation
Settlement or Movement

Movement in the foundation can sometimes show up elsewhere in the building through changes in floors, walls, doors or other building components.

Significant Concrete
Deterioration

Extensive deterioration, damaged concrete or exposed structural components may require more than a surface repair.

Multiple Signs
of Building Movement

Cracking in several areas, uneven conditions or other changes occurring together can indicate a larger issue that should be investigated.

Water Problems Along
With Foundation Damage

Water does not mean a foundation problem is structural. However, recurring water, saturated soil or drainage problems around a damaged foundation can be important conditions to investigate.

These are warning signs — not a structural diagnosis.

The purpose of an inspection is to determine what is actually happening before deciding how it should be repaired.

A Methodical Approach

We Determine the Problem Before the Structural Repair

A structural foundation repair should begin with understanding why the foundation has moved, cracked or deteriorated.
Our first step is not choosing a repair product. We look at the visible foundation condition and investigate other factors that may be contributing to the problem.

1

Inspect the Foundation

We examine the affected areas and document visible cracking, movement, deterioration and other relevant conditions.

2

Look for Evidence of Movement

We consider the location and pattern of the damage and whether there are other signs that the foundation or the building may have moved.

3

Investigate Water & Drainage Conditions

Where relevant, we look at grading, perimeter drainage, exterior water conditions and other factors that may be contributing to water or soil conditions around the foundation.

4

Determine Whether Engineering Is Required

If the proposed repair involves structural conditions that require professional engineering, that needs to be established before the applicable structural repair proceeds.

5

Develop the Appropriate Repair Scope

Once the problem is understood, the required repair can be properly defined rather than simply covering the visible damage.

Our Approach:Inspect →Investigate →Identify the Cause →Determine Engineering Requirements →Define the Repair
When Engineering Is Required

Structural Foundation Repairs May Require an Engineer

Some foundation repairs are straightforward. Structural foundation problems can be different. When foundation movement or damage affects the structural performance of a building, the repair may require assessment, specifications or design from a qualified structural engineer. Depending on the project, permits or other approvals may also be required before structural work proceeds.

Our role is to help identify the conditions at the property, investigate relevant foundation and drainage issues, and determine the appropriate path forward. Where engineering is required, the structural repair should follow the applicable engineered scope.

A structural problem should not be treated like a cosmetic crack repair.
The Bigger Picture

Foundation Problems Can Start Outside the Foundation

Foundation damage and water management are separate issues, but sometimes they are connected.

Water collecting around a building can affect the soil surrounding a foundation. Poor drainage, grading problems, deteriorated perimeter drainage or other exterior conditions may contribute to persistent wet conditions around the structure.

That does not mean drainage is responsible for every structural foundation problem.

It means drainage and water conditions should not be ignored when they may be relevant.

Because our team specializes in underground drainage, excavation and foundation work, we can investigate what is happening around the foundation as well as the visible damage.

Understanding the Difference

Structural Foundation Repair vs. Foundation Crack Repair

A crack in a foundation does not automatically mean the foundation needs structural repair.

If a crack is localized and there is no indication of significant structural movement, a foundation crack repair may be the appropriate service.

Structural foundation repair becomes a different consideration when the damage involves significant movement, deterioration or conditions affecting the structural foundation.

That distinction matters because the repair scope can be very different.

Access When It’s Needed

Excavation & Access
for Foundation Repairs

Some structural foundation problems can only be fully evaluated or repaired after the affected portion of the foundation is exposed.

When exterior access is required, excavation may form part of the project.

Our drainage and excavation experience allows us to consider the work around the foundation as a connected project, including:

Not every structural foundation repair requires excavation.

We determine the necessary access based on the problem and proposed repair rather than excavating unnecessarily.

Frequently Asked Questions

Structural Foundation Repair FAQ

Answers to common questions about structural foundation repairs, engineering, costs, timelines and what happens after an inspection.

How much does structural foundation repair cost in Vancouver?
Structural foundation repair costs vary significantly depending on the type of damage, access to the foundation, excavation requirements, the extent of the repair and whether engineering is required. We first investigate the foundation so the repair scope can be properly defined before pricing larger structural work.
How long does structural foundation repair take?
The timeline depends on the repair. A localized foundation repair may be relatively short, while a project involving excavation, engineering, permits or extensive structural work can take considerably longer. Once the required repair is established, we can provide a clearer project timeline.
Can a structural foundation be repaired without replacing the foundation?
Sometimes. Structural foundation damage does not automatically mean the entire foundation needs replacement. Depending on the condition, a repair may be limited to the affected area. The appropriate repair should be determined from the actual foundation condition and, where required, an engineered repair design.
Do I need a structural engineer before calling you?
Not necessarily. You can contact us first to investigate the visible foundation and relevant drainage or exterior conditions. If the problem appears to require structural engineering, that can then become part of determining the appropriate repair path.
Who pays for the structural engineer?
Engineering is generally a separate professional service when it is required. The exact arrangement depends on the project and repair scope. We can explain when engineering appears necessary before applicable structural work moves forward.
Can you repair a foundation according to an engineer’s plans?
For projects within our capabilities, structural foundation work can be coordinated around the applicable engineered repair specifications. We review the required scope before confirming the work that our team will perform.
Will you provide photos of the foundation repair?
Yes. For below-grade work, important stages can be photographed before repaired areas are covered or backfilled. This can be particularly useful for homeowners, strata councils and property managers.
Can you inspect a foundation before I buy a property?
We can investigate visible foundation and drainage conditions within the scope of our services. However, this should not be considered a substitute for a formal home inspection or structural engineering assessment when either is required.
Does structural foundation repair come with a warranty?
Warranty coverage depends on the specific repair performed. Because structural foundation repairs can vary considerably, the applicable warranty should be stated in the written scope for the individual project rather than assuming the same warranty applies to every foundation repair.
What happens after you inspect the foundation?
We explain what we found and recommend the appropriate next step. That could mean a localized repair, further investigation, drainage work, excavation, structural engineering or a more detailed structural repair scope. We do not recommend major structural work unless the conditions support it.
