Drain Tile Services in Greater Vancouver
Installation, cleaning, inspection and underground repair for residential, strata and commercial drainage systems.

Drain Tile Installation & Replacement
Drain tile is installed around the foundation to collect groundwater and direct it toward an appropriate drainage outlet or sump system.
We install new perimeter drainage and replace older drain tile when deterioration or physical failure affects enough of the system that localized repair is no longer practical.
Existing drainage should be assessed before recommending a full replacement. Cleaning or localized repair may be appropriate when the system remains structurally serviceable.

Drain Tile Cleaning
Existing drain tile can become restricted by mud, sediment and other removable buildup.
When the pipe remains structurally serviceable, cleaning or hydro flushing may help restore water movement through the drainage system without excavation.
Collapsed, separated or badly damaged drainage may need localized excavation and repair instead of additional cleaning.

Drainage Excavation & Underground Repair
Some drainage problems cannot be repaired from inside the pipe. When drainage is collapsed, broken, separated or physically damaged, the failed area may need to be exposed.
Whenever possible, we identify the location of the problem first so excavation can be limited to the affected section rather than automatically digging up the entire drainage system.
Inspection and diagnosis can help determine whether the problem requires cleaning, localized repair or a larger excavation.

Drain Camera Inspection
When an existing underground drainage line is accessible, a camera inspection provides a view inside the pipe.
Camera footage may help identify sediment, roots, open joints, separated sections, damaged pipe and other visible conditions before cleaning, excavation or replacement is recommended.
A collapsed pipe or heavy obstruction can prevent the camera from travelling through the full drainage system.
Start by finding out what is happening underground.
Cleaning, repair, excavation and replacement solve different problems. The condition and location of the drainage issue should determine the appropriate next step.

We used them to add a gravity sump to our front yard, as well as clean out our clay drain tiles. They communicated every step of the way, and offered a few solutions to tie into my drain tile for easier cleaning down the road. Now that the rainy season is here, everything has been working smoothly!Posted on Google Derek FlemingTrustindex verifies that the original source of the review is Google. Vancouver Underground Drainage Experts recently did extensive foundation and drainage repairs at our house after we experienced a basement leak during the heavy winter storms earlier in the year. VUDE came out to inspect the problem promptly and developed a plan of action for the work required. The house had an old combined single pipe drainage system (handling both rainwater from the roof and groundwater) that was originally installed too high, and with no sump or proper connection to the municipal system. The foundation had no waterproofing and had a number of cracks and deficiencies that needed to be addressed. I am very detail-oriented, with a background in design and construction, and had a lot of questions… VUDE was highly responsive and took the time to clearly lay out every aspect of the work for me in advance. The entire foundation was dug up and exposed, repaired and waterproofed; and a new two-pipe drainage system installed at the correct elevation, with a new sump and proper connection to the sewer. Once the work got underway they quickly and efficiently dealt with any and all “surprises” encountered in order to ensure the system was installed properly. I really have to hand it to the foreman Alex, as all throughout construction he maintained clear and open dialogue with me with regards to the work and all of my many, many questions. Alex and his team were thoughtful and conscientious when it came to the impact of the work on our family and our tenants, always respectful regarding noise etc. and ensuring daily clean up of the site and tools as much as possible. There were many instances when I would say Alex went above and beyond to ensure that the work was done to the highest standard, not only because of my insistence but because I believe Alex is a perfectionist in everything he does. All in all we are very pleased with the work and happily recommend VUDE for anyone in need of foundation and drainage work.Posted on Google Tom EdwardsTrustindex verifies that the original source of the review is Google. The job was a little pricy but the guys were quick and did a great job.
Frequently Asked Questions About Drain Tile Services in Vancouver
What is drain tile?
Drain tile, also called a perimeter drain or weeping tile, is a drainage pipe installed around the outside of a home’s foundation. It collects groundwater and safely redirects it away from your home to help prevent basement leaks, foundation damage, and hydrostatic pressure. In Vancouver’s wet climate, drain tile systems are one of the most important parts of protecting a home’s foundation.
Where does weeping tile drain to?
Most weeping tile systems in Vancouver drain into the municipal storm sewer system, a sump pit with a sump pump, or another approved drainage outlet depending on the age of the home and local building requirements. During a drain tile inspection, we can identify exactly where your system discharges.
How can you tell if drain tile is clogged?
Common signs of a clogged drain tile include water leaking into the basement, damp foundation walls, standing water around the home’s perimeter, musty smells, and frequent sump pump cycling. A professional camera inspection is the most accurate way to confirm whether the drain tile is blocked by roots, mud, or debris.
Can drain tile be cleaned out?
Yes. Many drain tile systems can be cleaned using hydro flushing and specialized drain cleaning equipment that removes mud, roots, silt, and debris from the pipe. If the pipe has collapsed or is badly damaged, cleaning alone may not solve the problem and repairs or replacement may be recommended.
Do all houses in Vancouver have drain tiles?
No. Many newer homes have perimeter drain systems, but older Vancouver homes may have outdated clay drain tile, deteriorated systems, or no perimeter drainage at all. During an inspection, we can determine what type of drainage system your property has and recommend improvements if needed.
How deep does drain tile need to be in Vancouver?
Drain tile is typically installed alongside the footing at the bottom of the foundation so it can collect groundwater before it enters the basement or crawl space. The exact depth varies depending on the home’s foundation design, lot grading, and municipal requirements. Our team installs drain tile to meet current building standards.
How do you install drain tile?
Installing drain tile involves excavating around the foundation, exposing the footing, installing perforated drainage pipe surrounded by clean drain rock, wrapping the system with filter fabric where appropriate, connecting it to an approved drainage outlet, and backfilling the excavation. Proper installation helps protect your home from groundwater and foundation water damage for years to come.
How do you keep drain tile from freezing?
Drain tile is normally installed below the frost line, making freezing uncommon in Metro Vancouver. Proper grading, adequate drainage, and keeping water moving through the system help prevent freezing. If your drainage system is backing up during cold weather, it should be inspected for blockages or damage.
Is drain tile necessary?
Yes. Drain tile helps protect foundations by directing groundwater away from the home before it can build pressure against foundation walls. Without a properly functioning drain tile system, homes are at greater risk of basement flooding, water damage, mold growth, and costly structural repairs—especially in Vancouver’s rainy climate.
How much does it cost to replace drain tile?
The cost depends on the length of the foundation, excavation access, soil conditions, and the extent of the work required. Most drain tile replacement projects start at approximately $180 per linear foot, with larger or more complex projects costing more. We provide detailed on-site estimates before any work begins.
How do you repair clay drain tile?
Repairing clay drain tile usually begins with a camera inspection to locate cracks, root intrusion, collapsed sections, or separated joints. Depending on the condition of the pipe, repairs may involve replacing damaged sections or installing an entirely new PVC drain tile system. Many older clay systems in Vancouver eventually require full replacement due to age and deterioration.
