Commercial Foundation Waterproofing Vancouver
Water entering through below-grade foundation walls can create problems in parkades, storage areas, mechanical rooms and other parts of a commercial building.
Vancouver Underground Drainage Experts provides commercial foundation waterproofing in Vancouver and throughout Greater Vancouver for strata properties, apartment buildings, offices, warehouses and other commercial structures.
Commercial projects can involve larger foundation walls, deeper excavation and more complicated access than a typical residential property. Depending on the building and source of the water problem, the work may include foundation excavation, waterproof membranes, foundation crack repair and drainage improvements.

Companies & Property Managers Who Have Trusted Us
Our team has completed drainage, excavation, waterproofing and related work for property managers, businesses, strata properties and organizations throughout Greater Vancouver.

Commercial Properties We Waterproof
Commercial foundation waterproofing can involve larger walls, deeper below-grade areas and more complicated excavation than residential waterproofing.
We provide waterproofing for:
Strata & Apartment Buildings
Below-grade foundation walls, underground areas and parkades at strata and multi-unit residential buildings.
Offices & Mixed-Use Buildings
Foundation waterproofing for office buildings and mixed-use properties where water is entering below-grade areas.
Warehouses & Industrial Buildings
Waterproofing for larger foundation walls and below-grade areas at warehouse and industrial properties.
Commercial Parkades
Exterior foundation waterproofing for underground and partially below-grade parking structures.
Excavation for Large Commercial Waterproofing Projects
Exterior foundation waterproofing requires access to the foundation wall. On larger commercial and strata properties, getting that access can be a significant part of the project.
Our team can handle the excavation required to open a trench along large and deep foundation walls, including projects that require excavators and other machinery rather than excavation by hand.
Working Around Trees & Heavy Landscaping
Commercial and strata properties often have established landscaping directly beside the building. Where necessary for foundation access, our team has the equipment and experience to excavate around or remove large trees, root systems, shrubs and heavy landscaping so the waterproofing trench can be opened safely.
Depending on the site, excavation may also involve working around:
The objective is to create enough safe access to expose the required foundation wall, complete the waterproofing work and backfill the excavation.
Excavation Capabilities
Access to excavators and equipment for larger projects.
Tree & Root Removal
Excavate around or remove large trees and root systems when required.
Complex Site Access
Work around parking areas, sidewalks, landscaping and other restrictions.

How We Waterproof a Commercial Foundation
Once access to the affected foundation has been planned, the waterproofing work follows a clear process.
Locate the Water Problem
We identify where water is appearing inside the building and assess the exterior conditions around the affected foundation.
Excavate & Expose the Foundation
A trench is excavated along the required section of the building to expose the below-grade foundation wall.
Inspect & Prepare the Wall
Once exposed, the foundation can be properly inspected. The wall is cleaned and prepared, and cracks or damaged areas are addressed as required.
Install the Waterproofing System
The appropriate exterior waterproof membrane and required protection materials are installed along the prepared foundation wall.
Address Drainage & Backfill
The drainage at the bottom of the foundation is considered while the excavation is open. After the required work is complete, the trench is backfilled.

Waterproofing &
Commercial Drainage
Work Together
A waterproof membrane protects the foundation wall, but the water reaching the building still needs to be managed.
This is especially important on larger properties where perimeter drainage, drain tile, catch basins, sump systems and site drainage may all influence how water moves around the building.
For example, if a commercial foundation is being exposed for waterproofing and the drain tile beside that wall is damaged or no longer functioning properly, it makes sense to identify that problem while the excavation is already open.
We look at the waterproofing and relevant drainage conditions together rather than treating the foundation wall as an isolated problem.

Working Around an
Active Commercial Property
A strata or commercial building may need to remain operational while foundation work is underway.
Excavation can be located beside entrances, sidewalks, parking areas, loading areas, landscaping and common areas that residents, tenants or employees normally use.
Before work begins, we consider equipment access, the excavation area and how the project may affect movement around the property.
For larger buildings, the project can be planned in sections where appropriate rather than unnecessarily exposing a large portion of the foundation at once.

What Affects Commercial Foundation Waterproofing Cost?
Commercial foundation waterproofing is priced according to the actual
scope of the project.
The main factors include:
Foundation
Length & Depth
Longer walls and deeper foundations require more excavation, labour and waterproofing material.
Excavator &
Equipment Access
The amount of space available around the building affects which machinery can be used and how efficiently the foundation can be exposed.
Trees, Roots &
Landscaping
Large trees, root systems, mature landscaping and other obstacles can increase the excavation and restoration work required.
Foundation
Condition
Cracks, openings or deterioration discovered after excavation may require repair before waterproofing is completed.
Waterproofing
& Drainage
The waterproofing system and any required perimeter drainage or drain tile work affect the overall project scope.
Restoration
Concrete, asphalt, walkways, landscaping and other areas disturbed to access the foundation may require restoration.
We determine how much of the foundation needs to be exposed and what work is required before preparing the project estimate.

Equipped for Larger
Foundation & Excavation
Projects
Commercial waterproofing is not just membrane installation. The contractor also needs to be able to reach the foundation, manage a larger excavation and understand the drainage surrounding the building.
Ricardo Quintana brings more than 20 years of experience with drainage, excavation and larger underground projects. His team has approximately 20 people available for larger projects and access to excavators and other machinery used for substantial drainage and foundation work.
This allows us to take on projects involving large excavations, deep foundation walls, difficult site access, trees and heavy landscaping, drainage work and larger commercial properties.

Questions Commercial Property Managers & Owners Ask
Straight answers about commercial foundation waterproofing, excavation, drainage, access and project planning in Greater Vancouver.
Can our building stay open during foundation waterproofing? +
Usually, yes. Most commercial and strata waterproofing projects can be planned so the entire property does not need to close.
For example, if excavation is required along one side of an apartment building, we can work on that section while keeping other entrances and common areas accessible. If the work affects a main entrance, loading area, driveway or parkade access, we identify that before work begins so access can be planned around the excavation.
What information should a property manager send before you come out? +
Send us the property address, photos of where the water is appearing inside, and photos of the exterior directly outside that area.
If available, also send previous waterproofing reports, drainage inspections, building plans or information about past repairs. For example, knowing that a strata replaced one section of drain tile five years ago can help us understand what has already been done.
Water is leaking into our parkade. Do we need waterproofing or drainage repair? +
It could be either—or both. Water entering a parkade wall does not automatically mean the waterproof membrane is the only problem.
For example, damaged drain tile beside the foundation can allow water to build up against the wall. A crack or failed waterproofing system can then provide a path into the parkade. We look at where the water is entering and the drainage conditions around that section of the building before recommending the repair.
Do you have to excavate the entire commercial building? +
No. We only need to expose the section of foundation required for the waterproofing project.
For example, if water is entering along a 40-foot section of one foundation wall, it may not make sense to excavate the other three sides of the building. We determine the affected area first and plan the excavation around the actual problem.
Can you waterproof a foundation if there are large trees or landscaping beside it? +
Yes, depending on site conditions. Large trees, roots, shrubs and established landscaping can make access more complicated, but our team has excavation equipment for larger projects.
If a tree or root system prevents safe access to the foundation, it may need to be excavated around or removed before the trench can be opened. We assess those obstacles when planning the project rather than discovering them after work starts.
What happens if you find damaged drain tile after excavating? +
We show you the problem and explain the recommended repair before adding drainage work to the project.
This is important because excavation provides access to drainage that is normally buried. For example, if we expose the foundation and find a collapsed or disconnected section of drain tile beside the wall, it can make sense to repair that section before the trench is backfilled.
Can you do the work in sections for a large strata or commercial building? +
Yes. Larger projects can often be divided into sections when site conditions allow.
For example, we may complete one section of foundation, waterproof it, address the drainage and backfill it before moving to the next section. This can help manage access around entrances, parking areas, sidewalks and other areas that residents or businesses need to use.
Who coordinates the project with our property manager or strata? +
For larger projects, we establish a point of contact so the property manager, strata representative or building owner knows who to communicate with about the work.
Before starting, important issues such as access, excavation areas, equipment placement and affected common areas can be reviewed with the building representative. If conditions change after excavation exposes the foundation, those findings can be communicated before additional work is undertaken.
What happens to landscaping, concrete or asphalt that has to be removed? +
That depends on what needs to be disturbed to reach the foundation. We identify affected surfaces as part of the project scope.
For example, waterproofing may require excavation through a landscaped bed, while another project may require access beside a concrete walkway or asphalt parking area. The estimate should clearly identify what excavation and restoration work is included so the property manager knows what will—and will not—be restored.
Do you provide documentation for strata councils or commercial property managers? +
Yes. We can provide the estimate and scope of work for the proposed project, and before-and-after photos can document the work performed.
This is particularly useful when a property manager needs to explain the project to a strata council, building owner or other decision-makers. If your organization requires specific documentation before approving a contractor, tell us what is required when requesting the estimate.
Are you insured and covered by WorkSafeBC for commercial projects? +
Yes. Vancouver Underground Drainage Experts is WorkSafeBC covered and carries $2 million in liability insurance.
If your property management company requires proof of coverage or insurance documentation before a contractor can work on the property, request it from our office during the approval process.
What should we do if water is actively entering the building right now? +
Take photos or video of the water while the leak is occurring, if it is safe to do so, and send them to us with the property address.
Also photograph the exterior area directly outside the leak. Evidence collected during heavy rain can be extremely useful because water staining after everything dries does not always show exactly where or how the water was entering.
