Deck Waterproofing
Vancouver
Water entering through a deck, balcony or rooftop patio can damage the materials below the surface and eventually lead to leaks inside the building.
Vancouver Underground Drainage Experts provides deck waterproofing in Vancouver and throughout Greater Vancouver for homes, strata properties and commercial buildings.
We waterproof new and existing exterior deck surfaces. Depending on the construction and condition of the area, the work may include waterproof membranes, waterproof deck coatings, crack and joint sealing, surface preparation and drainage improvements.
The waterproofing system needs to do more than cover the surface. It needs to protect vulnerable transitions, work with the existing construction and allow Vancouver rainwater to drain away properly.

Decks, Balconies & Rooftop Areas
We Waterproof
Exterior surfaces can have very different waterproofing requirements depending on what is underneath them and how the area is constructed.
Deck Waterproofing
Waterproofing for exterior decks, including decks located over garages, entrances, rooms or other areas that need protection from water intrusion.
Balcony Waterproofing
Waterproofing for residential, strata and commercial balconies exposed to repeated rain and outdoor weather.
Rooftop Patio
Waterproofing
Waterproofing for rooftop patios and occupied roof areas where the surface needs to remain usable while protecting the building below.
Elevated Walkways &
Exterior Surfaces
Waterproofing for exterior walkways and other elevated surfaces where rainwater needs to be kept from reaching the structure underneath.

How We Waterproof a Deck
A successful deck waterproofing system starts below the finished appearance of the surface. The deck needs to be inspected and properly prepared before the waterproofing material is installed.
Inspect the Deck
We inspect the existing surface, edges, cracks, joints, drains, penetrations and areas where water is collecting or entering.
Prepare the Surface
The waterproofing area is cleaned and prepared. Loose or failing material and other conditions that could interfere with the new waterproofing system need to be addressed.
Seal Cracks, Joints & Vulnerable Areas
Cracks, joints and transitions are prepared as required. Special attention may be needed around railing posts, doors, wall transitions, drains and other penetrations.
Install the Waterproofing System
The appropriate waterproof membrane, coating or other waterproofing system is installed across the required deck area.
Check How Water Drains
The waterproofed surface still needs a way to shed rainwater. We consider the slope and the location of drains, scuppers, gutters or other drainage points as part of the project.

Waterproof Deck Membranes & Coatings
There is not one waterproofing product that is appropriate for every deck. The system needs to be selected based on the existing construction, condition of the surface, how the area is used and what is located underneath it. Depending on the project, deck waterproofing may include:
Waterproof Membranes
A waterproof barrier installed over the prepared deck area to prevent rainwater from reaching the construction below.
Waterproof Deck Coatings
Applied waterproofing systems that create a continuous protective layer across the prepared exterior surface.
Crack & Joint Sealing
Cracks, joints and transitions can become vulnerable water-entry points and may require preparation and sealing as part of the waterproofing work.
Waterproofing Around Penetrations
Railings, posts, doors, drains and wall transitions interrupt the main deck surface. These areas need to be considered when installing the waterproofing system.
We select the waterproofing approach after reviewing the existing deck rather than applying the same system to every property.

Deck Waterproofing &
Drainage Need to Work Together
Waterproofing keeps water from passing through the deck.
Drainage determines where that water goes next.
A waterproof exterior surface should allow rainwater to move toward the intended drainage points rather than continually collecting in low areas.
For example, a balcony may direct water toward a drain or scupper, while another deck may drain toward a gutter system.
We look for conditions such as:
Deck Penetrations
If water regularly remains on the surface after rain, the drainage conditions should be considered as part of the waterproofing project.
New Deck Waterproofing
or Existing Deck Repair
The amount of preparation required can be very different on a new deck compared with an existing leaking deck.
New Deck
Waterproofing
For new construction or a newly built deck, waterproofing can be planned before the final exterior surface is completed.
This provides an opportunity to coordinate the waterproofing system with deck edges, wall transitions, doors, drains and other important details before the area is finished.
Existing Deck
Waterproofing
An existing deck needs to be assessed before another waterproofing system is installed.
For example, an older balcony may have a failing coating, cracks around penetrations or areas where water regularly collects. Those conditions need to be identified and the required preparation completed before the new waterproofing system is installed.
Putting a new coating over an existing problem without properly preparing the deck can leave the underlying water-entry issue unresolved.
How Much Does Deck Waterproofing
Cost in Vancouver?
Deck waterproofing costs vary because the amount of preparation and waterproofing required can be very different from one property to another. The main factors affecting the price include:
Size of the Deck
A small residential balcony requires less material and labour than a large rooftop patio or commercial deck.
Existing Surface Condition
Damaged, loose or deteriorated surfaces may require additional preparation before waterproofing can begin.
Waterproofing System
The membrane, coating or waterproofing system required for the construction affects the project scope.
Cracks, Joints & Penetrations
Railings, posts, doors, drains, wall transitions and existing cracks can require additional waterproofing details.
Drainage
Problems with slope, drains, scuppers or other drainage components may need to be addressed as part of the project.
Access
Upper-storey balconies, rooftop areas and difficult-to-access surfaces can require additional setup and labour.
We review the deck and required waterproofing system before preparing the project estimate rather than using one generic price for every deck.
Residential, Strata & Commercial

Why Choose Vancouver
Underground Drainage Experts?
Waterproofing and drainage are connected. Keeping water from entering through a deck is only part of the solution—the water also needs to be directed away from the waterproofed area.
Our background in drainage, foundations and below-grade water problems gives us experience looking at how water is moving around a property rather than treating waterproofing as only a surface coating.

Common Deck Waterproofing Questions
Answers to common questions about leaking decks, balconies, waterproofing systems and exterior surfaces in Greater Vancouver.
Can you waterproof a deck without removing the existing surface?
Sometimes. If an existing coating is well bonded and compatible with the new waterproofing system, it may be possible to prepare and waterproof over it.
For example, if existing tiles, vinyl or coatings are loose, damaged, trapping moisture or preventing access to the problem area, some or all of the existing surface may need to be removed first.
We inspect the deck before determining what needs to be removed.
Can you waterproof a deck over a garage or finished room?
Yes. Decks and balconies over garages, entrances, living spaces and other finished areas are especially important to waterproof because a failure can allow water into the structure below.
For example, these projects may require additional waterproofing attention around doors, wall transitions, railing posts, drains and deck edges where water can find a path into the building.
Can you fix a deck that is already leaking into the room below?
Yes, but the source of the leak needs to be identified before the repair is planned.
For example, water appearing on a garage ceiling may be entering through a crack in the deck surface, around a railing post, at a wall transition or near a drain.
The location where water appears inside does not always show the exact location where it entered the deck above.
How long does deck waterproofing need to dry before it can get wet?
The required drying and curing time depends on the waterproofing product being installed and the weather conditions during the work.
For example, some membrane or coating systems require a period of dry weather between coats and after the final application. Temperature and humidity can also affect how quickly the material cures.
We follow the curing requirements for the waterproofing system being installed before exposing the surface to rain or normal use.
Can deck waterproofing be done during Vancouver's rainy season?
Yes, but suitable dry conditions are normally needed during surface preparation, waterproofing application and curing.
For example, if several hours or a full day of dry weather is required for the material being installed, the project may need to be scheduled around Vancouver's rain forecast.
Waterproofing should not simply be applied to a wet surface when the system requires a dry substrate.
What happens if the wood or structure under my deck is already damaged?
Deteriorated materials should be addressed before they are covered by a new waterproofing system.
For example, if opening an existing deck reveals rotten plywood, damaged sheathing or another unsuitable surface, the affected material may need to be repaired or replaced before waterproofing is installed.
Some hidden damage cannot be fully confirmed until the existing deck surface is opened.
Do railing posts need to be removed to waterproof a balcony or deck?
Not always. It depends on how the railing is attached and whether the posts or fasteners interfere with the waterproofing area.
Railing penetrations are important because they interrupt the continuous waterproof surface. For example, a post bolted through the deck may require detailed sealing around its connection to prevent water from entering around the fasteners.
We inspect how the railing connects to the deck before determining what preparation is required.
Who is responsible for balcony waterproofing in a Vancouver strata building?
Responsibility can depend on the strata plan, bylaws and whether the balcony or waterproofing assembly is classified as common property, limited common property or part of the strata lot.
For example, a balcony may be designated for one owner's exclusive use while structural or waterproofing components remain the strata corporation's responsibility.
Before authorizing significant waterproofing work, the owner should confirm responsibility and approval requirements with the strata corporation or property manager.
